Currently 19 single family homes are sale pending within Lynbrook High school area. Among 7 of those homes have been on the market from 30 days to 70 days. I think more people realized “it is a great time to buy” and grabbed the opportunity. It is still not too late! There are currently 9 single homes available in San Jose part of Lynbrook area, and 8 homes in Saratoga part of Lynbrook High area as of now. Take advantage of the great mortgage rate.

The summer is over and kids are back to school.
How did the real estate market do this summer and how it is changing now?
According to the date from MLSListing, in Cuppertino area, average number of days to sell single family homes in November and December 2010 were 66 days and 78 days. That number improved significantly to 24 days in February of 2011, up to June, the number was 20-34. In July and August, the average number of days to sell increased to 44 and 45.

Happy Labor Day!

How did the Labor Day started? According to US Department of Labor, The first Labor Day holiday was celebrated on Tuesday, September 5, 1882, in New York City, in accordance with the plans of the Central Labor Union. The Central Labor Union held its second Labor Day holiday just a year later, on September 5, 1883.
In 1884 the first Monday in September was selected as the holiday, as originally proposed, and the Central Labor Union urged similar organizations in other cities to follow the example of New York and celebrate a “workingmen’s holiday” on that date. The idea spread with the growth of labor organizations, and in 1885 Labor Day was celebrated in many industrial centers of the country.

If you are hesitant about buying another house just because you are worried about your property tax increase, here is some information that may help you. If you meet the following conditions, you may qualify to transfer the base year value of their principal residence to a newly purchased residence in the same county.
The requirements, in part, for this exclusion include the following:
• The replacement residence must be purchased or newly constructed within two years (before or after) of the sale of the original residence.
• You or your spouse who resides with the claimant must be at least 55 years of age at the time the original residence was sold. The claimant must be an owner of record of both the original and replacement residences.
• The sale of the original residence must qualify for reassessment under the provisions of California Revenue and Taxation Code Section 110.1.
• The principle claimant must have been either:
1. Receiving, or eligible for, a Homeowner’s Exemption, or
2. Receiving a Disabled Veteran’s Exemption on the original and replacement residences.
• The replacement residence must be equal to or lesser in value than the original residence. “Equal to or lesser in value” has been defined as: 100 percent of the market value of the original property as of its date of sale if the replacement dwelling is purchased before the original property is sold; 105 percent of the market value of the original property as of its date of sale if the replacement dwelling is purchased within one year after the original property is sold; or 110 percent of the market value of the original property as of its date of sale if the replacement dwelling is purchased between one and two years after the original property is sold.
• Special rules apply to multi-unit dwellings and mobile homes.
• Relief pursuant to Section 69.5 (Proposition 60 and 90) of the Revenue and Taxation Code can be granted only once, except for certain circumstances regarding severely and permanently disabled persons as defined in Revenue and Taxation Code Section 74.3.
• Claims must be filed within three years of the date the replacement residence is purchased or newly constructed. You must complete the claim form and provide evidence and/or declare under penalty of perjury that you are at least 55 years of age. Application forms may be obtained by contacting the Real Property Division of the Santa Clara County Assessor’s Office at the number below.
